A Roof Should Be Replaced When Repair No Longer Solves the Real Problem
Age can matter, but it is not the whole decision. Repeated leaks, widespread material failure, damaged decking, poor transitions, incompatible layers, and major ventilation problems can all push a roof beyond a responsible repair.
Schrock Roofing starts by looking at the roof you have, including the roofing, flashings, ventilation, and any signs of trouble underneath. If a focused repair still makes sense, we will tell you. Replacement is not the automatic answer.

Leaks keep returning or showing up in new places
One failed flashing or penetration may be repairable. When leaks appear across several slopes or roof details, we look for broader wear, trapped moisture, and earlier work that is no longer holding.
The wear is no longer isolated
Missing granules, cracking, curling, corrosion, loose fasteners, failed seams, and layers of old patches can reach a point where another spot repair is poor value. We look at how much of the roof is affected before recommending replacement.
The damage reaches beyond a few repairable spots
Wind, hail, branches, and snow movement do not automatically mean you need a new roof. We check how much was damaged, the condition of the surrounding material, and what happened at the flashings and roof edges.
The roofing may not be the only problem

Tear-Off and Replacement
Removing the existing roofing exposes the deck and gives the crew a clear view of damaged wood, old flashings, ventilation openings, and concealed conditions. Tear-off is often the stronger path when the existing roof is failing broadly or the deck needs work.
Recover Over an Existing Roof
A recover places a qualified new system over an existing roof. It is not appropriate for every home, material, roof condition, code situation, or manufacturer specification. Layer count, flatness, moisture, weight, details, and warranty requirements must be checked first.
We will not promise a recover, or guess at the final amount of decking replacement, before we have looked at the existing roof and the conditions underneath it.

Standing-Seam Metal
Concealed-fastener panels can provide a clean appearance and accommodate panel movement when the profile, clips, flashings, snow behavior, and transitions are properly designed.
Exposed-Fastener Metal
This roof system uses visible fasteners and has its own maintenance needs. We account for fastener condition, washer life, penetrations, laps, and panel movement.
Mixed roofs, porches, additions, low-slope areas, and material transitions need their own details. One material slogan does not solve a complicated roof.

Does Schrock Roofing remove the existing roofing?
Often, yes, but not every roof needs the same removal plan. Every Schrock Roofing proposal states whether the work calls for full tear-off, partial removal, or a qualified recover, and explains how extra layers or damaged decking will be handled.
Can a new roof be installed over the old roof?
Sometimes, but only when the existing roof, deck, layer count, weight, flatness, moisture condition, details, code requirements, and selected manufacturer system allow it. Recover should be qualified, not assumed.
How long does residential roof replacement take?
