A commercial roof should be replaced because the condition of the assembly supports that decision—not because of its age alone. We inspect the roof system, look for trapped moisture, review prior repairs, check drainage and attachment, and identify whether the surrounding roof can still provide a reliable service period.

Replacement may make sense when failures affect several roof areas, insulation is broadly wet, attachment or deck conditions are unreliable, drainage requires major correction, or repeated repairs are no longer holding.
